Why a developer wants it.

Large working ranches and farms make up most of the land near high-voltage transmission in Texas, because the lines were routed across open country. Many owners are third or fourth generation and have never had a reason to think about what a substation two miles away means for the value of a particular pasture. We work with ranch owners to buy all or part of a tract, at terms that respect the rest of the operation.

Partial sales are normal

Most of our ranch transactions carve out 100 to 500 acres near the power infrastructure and leave the balance of the ranch, the headquarters and the water with the family.

We handle the surveying and title

A partial sale needs a new survey, a legal description and often a title curative process for old easements and mineral reservations. We carry that work and its cost.

Agricultural exemptions and rollback taxes

Selling land out of an ag or wildlife exemption can trigger rollback taxes. We structure who pays them up front in the contract so there are no surprises at closing.

Leases, minerals and grazing

Existing grazing leases, hunting leases and severed minerals are all things we have worked around before. Tell us about them early and we will structure accordingly.

Does your land qualify?

Most landowners have no way to know whether their property has real value to a data center developer, because that depends on grid capacity most people never look at. These are the signals that usually mean it is worth a conversation.

  • Your land is within a mile or two of a substation, switching station, or a 69 kV, 138 kV or 345 kV transmission line, even if you are not sure of the exact voltage.
  • You have been contacted before by a utility, a solar or wind developer, or another company about an easement or right-of-way on or near your property.
  • The parcel is 20 acres or larger. We also buy smaller parcels that sit inside a larger assemblage.
  • You are an heir, executor, or one of several co-owners of inherited or family land and want a direct buyer rather than a drawn-out listing.
  • You are a rancher or farmer open to selling all or part of a larger tract if the price and terms make sense.
  • Your land is currently listed and has not moved, or has been off-market and never tested with this type of buyer.

Do I have to sell the whole ranch?

No. We regularly buy a portion of a larger ranch. We will propose a boundary that works for the site and leaves the rest of the operation intact.

Will I lose my agricultural exemption on the rest of the ranch?

No. The remainder keeps its exemption as long as it continues to qualify. Rollback taxes on the portion sold are a contract term we negotiate up front.

What about water rights and existing wells?

We map existing wells and water rights and structure the sale so the ranch keeps the water it needs. Data center sites need water too, so this is a normal part of the conversation.

How do I sell land near a power line or substation in Texas?

Start by telling us where the land is and what you know about nearby transmission infrastructure. You do not need to know the voltage or ownership. We do that research ourselves using ERCOT, utility and county records, then tell you honestly whether it is a fit and what it might be worth.

Do I need a realtor to sell my land to a data center developer?

No. We buy directly from landowners and brokers alike. If you already have a broker, we are glad to work with them. If you do not, you do not need to hire one to talk to us.

What makes land valuable for a data center site?

Proximity to a substation or transmission line is the headline, but the real driver is whether that substation has spare capacity to accept new load. Most nearby substations in Texas do not. Parcel size, shape, flood zone, water access and zoning also matter. We screen for all of it before making an offer.

How fast can you close?

Once we have confirmed the site fits, terms are usually a short paid option period of 60 to 180 days to finish utility and title diligence, followed by a cash closing. We move as fast as the utility and title work allow.
